Most house clearance firms are well-suited to ordinary downsizing or end-of-tenancy work. Emergency House Clearance exists for everything else — the situations that involve grief, hazard, environmental risk, regulatory compliance, or simply the sheer volume of belongings that has built up inside a single property over decades. Our operatives are trained to handle these jobs not as a transaction, but as a service that treats the home, the family and the memories inside it with the gravity they deserve.
We've built our reputation by being the team that turns up when everyone else has turned the work down. That includes properties so heavily hoarded that doors no longer open, homes affected by sewage backflow or burst pipes during a cold snap, and the deeply distressing circumstances that follow an unattended death. In every one of these cases, the practical work — bagging, lifting, hauling, cleaning — is only half the job. The other half is judgement: knowing what to keep, what to consult the family on, what to dispose of, and how to do all of it without breaking the privacy or dignity of the people involved.
Every clearance is led by an experienced site supervisor and supported by a fully trained crew. We carry £5 million public liability insurance, hold a current Waste Carrier Licence with the Environment Agency, and work to BICSc cleaning standards. For trauma and biohazard work our operatives are IICRC-certified, equipped with full PPE, and follow documented decontamination protocols that satisfy environmental health officers, insurers and police scenes-of-crime teams alike. We can produce paperwork that stands up to any audit — and have, on numerous occasions.
Discretion runs through everything we do. We never advertise on the property, never disclose addresses to third parties, and never share before-and-after photographs without written consent. Our crews are trained to keep their work calm and low-key — for neighbours, the operation will look like nothing more than ordinary deliveries; for executors and family members, it will be the moment a long-running source of stress is finally, quietly, lifted.
We work nationwide, with depots and partner crews positioned to give us realistic same-day or next-day attendance to almost any UK postcode. Whether the property is a one-bedroom council flat in central Manchester or a six-bedroom detached home in rural Surrey, the same standards apply: fixed-price quotes, written method statements, full insurance, and a single named contact who will see the job through from first call to final invoice.
"After my mother passed away the house had not been touched for fifteen years. The team were unbelievably kind, found my parents' wedding photos in the loft and put them aside for me. I cannot thank them enough."Margaret H. Salisbury, Wiltshire
"As a probate solicitor I have used three clearance firms over the years. This team is in a different league — paperwork was meticulous and the executor felt looked after throughout."James W. Probate Solicitor, Bristol
"The flat had been hoarded for over twenty years and I had no idea where to even begin. They turned up, no judgement, and four days later it was clean. Honestly life-changing."David T. Liverpool
"Called them on a Sunday after a tenant had abandoned a property in a terrible state. Quoted Monday morning, cleared by Wednesday afternoon, ready to re-let by the weekend. Outstanding."Helen B. Lettings Manager, Leeds
For genuine emergencies — a burst pipe, an unattended death discovered by police, or a property that needs to be secured the same day — we aim to be on site within four hours in most parts of England, Wales and southern Scotland. Even at weekends and bank holidays we have on-call crews available.
Yes, always. Every clearance is preceded by either a free in-person survey or, for fully sealed or hazardous properties, a video walk-through. You receive a fixed written quotation, a method statement and a copy of our insurance certificates before we lift a finger.
We hold an upper-tier Waste Carrier, Broker and Dealer Licence issued by the Environment Agency. For biohazard and trauma work we use registered category-A waste contractors. You will always receive a full set of waste-transfer notes for your own records and for any insurance claim.
Anything that looks like it might have financial or sentimental value — paperwork, photographs, jewellery, medals — is set aside and brought to your attention before it leaves the property. Where the family wishes, we can also arrange valuation by an independent auction house.
Absolutely. We routinely deal directly with loss adjusters, probate solicitors, executors, social workers and local authority housing teams. With your written consent we will handle correspondence, photographic evidence and final invoicing on your behalf.
