Some tenancies don't end with a notice. They end with a fire, a flood, an unattended death, a tenant abandoning suddenly under unusual circumstances. Emergency tenant clearance is the work we do when the tenancy has ended in a way that needs an immediate, documented, specialist response.

Common emergency tenancy endings

Tenant death in the property — often discovered by neighbours or by the landlord during a routine visit. Fire or flood rendering the property uninhabitable. Tenant abandonment following a domestic incident, leaving the property full of belongings the tenant has not returned for. Biohazard incidents (hoarding-related, drug-related, mental-health related). Squatter incursions following the tenant's departure. In each case the tenancy has effectively ended but the landlord faces an unusual, urgent situation.

Tenant death — practical and legal steps

When a tenant dies in the property, the landlord has obligations under both the tenancy agreement and the law. The tenancy does not automatically end on the tenant's death — it passes to the tenant's estate. The estate's executor (or, where there is no executor, the next of kin) becomes the landlord's contact. We work with the executor to clear the property in the executor's instructions, normally within 4-8 weeks of the death. Where the death was sudden or unattended, biohazard handling is included as standard.

Fire and flood — insurer coordination

Fire and flood incidents involve the landlord's buildings insurer almost immediately. We coordinate with the insurer's loss adjuster, supply photographic and inventory evidence for the claim, and clear the property in line with the adjuster's directions. Where the tenant's contents insurance is also engaged, we coordinate with that insurer too. The tenant retains rights to their salvageable contents and we handle these with the same care as in any tenant-eviction situation.

Hoarding-related emergencies

Some tenants live with severe hoarding disorder, and the first the landlord knows is when an environmental health officer attends or when neighbours complain. Emergency hoarding clearance for tenants requires a specialist response — both for the safeguarding of the tenant (who may be vulnerable) and for the practical work of clearing what may be many cubic metres of accumulated material. Emergency tenant clearance produces a comprehensive documentation pack: photographic survey on arrival, inventory of contents (distinguished by likely tenant, family or third-party ownership), Tort Notice paperwork where the tenant's belongings are being held for collection, Waste Transfer Notes, biohazard treatment record where applicable, deep-clean record, and a written summary. Suitable for landlord insurance claims, estate executor accounting, and any subsequent legal action.

Yes, where appropriate. Often there will be police or coroner involvement first; we attend after they have completed their work. Same-day or next-day attendance is standard once we have access.

Do you coordinate with the tenant's family or executor?

Yes, sensitively. The executor or family is our point of contact for the contents — the landlord is our point of contact for the property. We respect both sides.

How do you handle hoarded tenancies where the tenant is still alive but cannot manage the clearance?

Carefully, and with safeguarding input. We do not clear the tenant's belongings against their will. Where the tenant has capacity but is overwhelmed, we work with them at their pace. Where capacity is in question, we work through the safeguarding lead and the lawful authority framework.
