Why a framework agreement makes sense

Portfolio landlords managing tens or hundreds of properties face a constant stream of clearance work — some predictable (end-of-tenancy), some unpredictable (eviction, abandonment, death). Setting up a contractor each time is administratively expensive and operationally slow. A framework agreement establishes the terms once, allows online booking thereafter, and consolidates invoicing to monthly billing. For most portfolio landlords this reduces clearance turnaround time by 30-50%.

What a framework typically covers

Our standard framework covers all clearance scenarios — eviction, post-eviction, end-of-tenancy, vacant property, abandoned tenancy, hoarded property, biohazard, emergency tenant death — with agreed fixed rates per property type. Frameworks typically also include a service-level agreement (SLA): attendance within 24 hours of booking, quote within 24 hours of attendance, clearance completion within 5 working days of quote acceptance.

Online booking and account management

Framework clients have access to our portal for job booking, status tracking, document download (photographs, inventories, Waste Transfer Notes) and invoice management. Single sign-on available where the client's IT supports it. The portal removes the need for repeated phone calls and email chains for routine work.

Consolidated monthly invoicing

Framework clients receive one monthly consolidated invoice covering all completed jobs in the period, with itemised breakdown by property, date, scope and cost category. VAT is shown separately. PDF format compatible with the major accounting and procurement systems.

Named account manager

Every framework client has a named account manager who handles all bookings, queries and escalations. The account manager attends a quarterly review with the client to discuss volume, performance against SLA, any issues raised, and any changes to the framework.

Frequently asked questions

How long does framework setup take?

Typically 4-6 weeks from initial conversation to active framework, including procurement compliance (DBS certificates, insurance schedules, GDPR documentation, references), framework terms agreement, and portal setup.

Is there a minimum-volume commitment?

No. Framework rates apply per job, regardless of volume. We do offer volume discounts for clients consistently exceeding agreed monthly volumes.

Can the framework cover safeguarding work too?

Yes — refuge and survivor clearance work can be included under the same framework, with the additional safeguarding documentation (enhanced DBS, etc.) covered at setup.

What if a property is outside your standard service area?

We cover the whole of mainland Great Britain, with attendance in Northern Ireland through partner crews. Where a specific property is in a particularly remote location, travel time may attract a small additional charge — but this is rare and always agreed in advance.

How are framework rates set?

Framework rates are agreed at setup based on expected volume, mix of property types, and SLA requirements. They are reviewed annually.
