Supported and temporary accommodation differs from standard rented property in three important ways. First, the turnaround is faster — you cannot leave a bed empty waiting for a contractor. Second, the contents of the previous resident's room are nearly always present and have to be handled with safeguarding awareness, not just bagged and binned. Our SLA for void clearance
Our standard framework SLA is attendance within 24 hours of booking, single-room and studio void clearance complete the same day, two-bed and three-bed units complete within 48 hours, and a void-condition report supplied within 48 hours of completion. Where housing-management software supports it (Cx, Castleton, NEC) we can submit completion reports directly via API or by uploaded PDF.
What our void-condition report covers
Every safe-housing clearance is closed out with a written report that covers: photographic record of the unit on arrival; inventory of items removed; condition assessment of fixtures, fittings and decoration; schedule of remedial works recommended (with indicative costings if we have framework rates with you); biohazard or pest concerns flagged if present; and Waste Transfer Notes for all disposed material. The report is suitable for housing-officer signoff and for inclusion in a re-charging case against the former resident.
